Paying Off Your Rent-to-Own Shed Early: What Happens
You chose Rent-to-Own because you needed a storage building now and preferred manageable monthly payments over paying the entire purchase price upfront.
But six months, a year, or two years later, your financial situation changes. Maybe you received a bonus, saved some extra money, sold something, or simply decided you’re ready to own your building outright.
So what happens if you want to pay off your Rent-to-Own shed early? Good news: You don’t necessarily have to wait until the end of your Rent-to-Own term to own your building.
At Willow Prairie Portable Buildings, early payoff is one of the important options we want customers to understand before they ever enter a Rent-to-Own agreement.
Let’s look at how it works and why paying off early could potentially save you a significant amount of money!
First, Rent-to-Own Isn’t a Traditional Loan
This is important to understand. When you choose a Rent-to-Own portable building, you aren’t taking out a conventional bank loan with principal and interest. Instead, you enter into a rental-purchase agreement that allows you to use the building while making regular rental payments.
If you complete all the required payments under the agreement, the building ultimately becomes yours.
But here’s the part some customers don’t realize:
You can also purchase the building early.
That means choosing a 36, 48, or 60-month Rent-to-Own program doesn’t necessarily mean you must wait three, four, or five years to become the owner!
What Happens When You’re Ready to Pay It Off?
The process is relatively straightforward. When you decide you’re ready to purchase your building early, contact the Rent-to-Own company that manages your agreement and request your current early purchase or payoff amount.
Don’t simply add up your remaining monthly payments and assume that’s what you owe.
Your early purchase amount is calculated according to the terms of your particular Rent-to-Own agreement. The company managing your account can provide the exact amount required to complete the purchase.
Once the required payoff is received and processed according to your agreement, you have completed the purchase and the building becomes yours!
No more monthly rental payments.
No more remaining Rent-to-Own term.
Just enjoy your building!
Can Paying Off Early Save You Money?
Absolutely—and this may be one of the biggest advantages of early payoff.
Rent-to-Own provides tremendous flexibility, but carrying an agreement through its entire term will cost more than purchasing the building outright. The convenience of spreading payments over several years comes with additional rental cost.
An early purchase option can reduce that total cost. Generally speaking, the sooner you exercise your early purchase option, the greater the opportunity to reduce what you would otherwise pay by continuing monthly rental payments through the full term. That’s why it’s worth asking for a payoff amount even if you aren’t sure you’re ready.
You might be pleasantly surprised by the numbers.
What If You Chose a Longer Term?
Maybe you originally selected a 48 or 60-month Rent-to-Own plan because you wanted a lower and more manageable monthly payment. There’s nothing wrong with that. A longer term can make a larger storage shed, lofted barn, garage, workshop, or cabin fit more comfortably into a monthly budget.
But suppose your circumstances improve after a year. You aren’t necessarily locked into making that lower payment for the remainder of the original term. You can ask about your early purchase option and decide whether paying the building off makes financial sense.
That flexibility allows you to choose a manageable payment today (Ask about $0 down!) without necessarily committing yourself to the higher total cost of carrying the agreement all the way to its scheduled conclusion.
What About 90 Days Same as Cash?
If you’re still within your first 90 days, be sure to ask specifically about 90 Days Same as Cash. This is different from a regular early purchase later in the agreement.
When completed according to the program requirements, 90 Days Same as Cash provides an opportunity to purchase the building during the initial 90-day period at the applicable cash-price amount. That can be especially valuable for someone who needs a building immediately but expects to have the money available within the next few weeks or months.
If you’re approaching that deadline, don’t wait until the last minute. Contact the Rent-to-Own company and request your exact payoff information well before the 90-day period expires.
Should You Pay Your Shed Off Early?
That depends on your individual financial situation.
Don’t empty your emergency savings or create financial hardship simply to eliminate a manageable monthly payment. But if you have the funds comfortably available, it may be worth comparing your current early payoff amount with the total remaining rental payments.
Consider asking yourself:
How much would I pay if I continue the agreement to the end?
What would it cost to purchase the building today?
How much could I potentially save by paying it off now?
Once you have those numbers, you can make an informed decision.
From Monthly Payment to YOUR Building
One reason customers appreciate Rent-to-Own is flexibility. Maybe purchasing your building outright wasn’t practical when you first needed it. That’s okay.
Rent-to-Own gave you access to the backyard storage space you needed when you needed it. And if your circumstances change later, the early purchase option provides a pathway to ownership sooner.
Start with a payment that works for you. Pay it off early when the time is right. Own it and enjoy it for years to come.
That’s flexibility.
